In a dredged canal grid there is really only one shoreline question: what condition is the wall in. Bonita Springs does not give you that convenience, and it is the most useful thing to understand about waterfront here.
This is a river-and-bay town, and its edges vary along the water. The canal neighborhoods are largely engineered wall. Along stretches of the Imperial River and out toward Estero Bay the bank is often softer, more natural and mangrove-lined. A single lot can be both.
What kind of shoreline do you actually own?
Start here, because the answer changes everything downstream of it.

Owners routinely price the wrong project because they assumed one of these and own another — or own two of them across one frontage. Establish it first, standing at the water.

If you have a wall, is concrete or vinyl the real question?
It is the question owners open with, and it decides less than they expect.
Concrete carries much of the older waterfront, and it gives way from the inside. Water finds the reinforcement inside the panel, and by the time the face of the wall shows you anything the process has been running for a while.
Vinyl is the usual choice on newer walls and on replacements, and salt does nothing to the panel. But a vinyl wall is only vinyl where you can see it. The rods and anchors behind it are steel in wet ground, there is still a cap on top, and the soil behind it still holds water. Vinyl versus concrete works through the comparison honestly.
Two materials, two ways of aging, one destination: the water behind the wall, the cap above it, and the ground under its foot. Every wall on this coast arrives at those three, and the material only changes the route.
What is actually working on your wall?
The tide, the rain, and the ground itself — mostly in that order, and mostly out of sight.
Water behind the wall. Saturated ground weighs more and pushes harder than drained ground, which makes drainage one of the very few structural variables an owner can genuinely act on. When weep holes clog, the wall stops being able to relieve itself.
The tide at the face, working the same band of the wall twice a day, every day, for decades.
Moving water at the foot, carrying away the material the wall is standing on. This is the one that ends the most walls, and it is invisible from a lawn.
One job a wall does not have: keeping water out of your yard. A seawall is not a flood barrier and no amount of repair turns it into one, which is why surge versus seawall height is a page of its own.
Where does the first symptom show up?
In your yard, before it shows in the wall.
- Soft ground, a dip along the wall line, a paver that keeps settling — soil is leaving through or under the wall.
- New or widening cap cracks, joints opening — water has found a route to what is inside.
- A hollow at the base, visible when the water is down — the foot is being undermined.
- A wall tipped or bellied out of line with its neighbors — the buried tiebacks are losing the argument.

Where does rock fit?
At the bottom, which is where walls quietly end and where a form has no line to describe it.
Rock set at the base changes what water does on arrival. Water reaching a flat vertical face rolls down it and goes to work on the bed at the bottom; water reaching rock loses its energy in the gaps between the stones instead. As a shoreline in its own right, it comes down to the individual lot. A rock edge has to lie back on a slope, which means giving up horizontal yard a vertical wall would have held. What about the natural stretches?
More regulated, and worth being honest about.
Where the bank is vegetated and mangrove-lined rather than walled, you are in a different conversation — and out toward the wider water, Estero Bay carries a state aquatic preserve designation. We are not going to characterize what that means for any particular parcel from a web page; that belongs to the reviewing agencies and to your own confirmation.

When is the right time to deal with it?
While you still get to choose the rung of the ladder you are standing on.
